INVISIBLE SERVICE

guesthouse is an invisible service hotel. Invisible service means we have limited staffing at the front desk but are readily available via phone or text to assist you


CANCELLATION POLICY

A non-refundable deposit (50% of total booking amount + applicable taxes and fees) will be charged on the day of booking. 

Full or partial cancellations up to seven (7) days before your stay: the non-refundable deposit paid will be forfeited but the remaining balance of your booking will not be charged. Full or partial cancellations within seven (7) days of your arrival date, the nonrefundable deposit will be forfeited and the remaining balance of your booking will be charged.

Separate policies and terms apply to group bookings and full buyouts.


RESERVATION CHANGE POLICY

Changes are subject to availability. Original booking rate will apply plus any applicable rate increases on new reservation dates.

PAYMENT AND TERMS

A 50% non-refundable deposit of the total reservation plus applicable taxes and fees is due at the time of booking with a valid credit card.

On the day of check-in at 3pm, the remaining balance will be charged to card on file as well as a $250 hold for incidentals. If you would like to use a different card than the one on file, please reach out ahead of your stay to arrange.

Upon check-out, any charges incurred during stay such as mini-bar purchases, retail items, or damages will be charged to the card on file. If no damages are assessed, the $250 hold will be released.

OUR ADDRESS

guesthouse is directly above our coffee shop at 3827 Falls Road, Baltimore, MD 21211. To get to the lobby door, walk up the wooden ramp immediately to the left of our coffee shop. Immediately to your right, there is a set of stairs leading you up to the lobby porch. Once on the porch, you can enter the lobby door with your unique PIN (followed by the ‘check’ symbol) or the Goki app. We are located 25 minutes from BWI Airport and 10 minutes from Penn Station.

PARKING


There are two 15-minute short-term parking spaces to the left of our building available for unloading luggage. Once you have gotten your luggage in, please find neighborhood parking. There is plenty of free street parking surrounding our building. Please read all parking signs before leaving your parked car. If ADA-accessible parking is needed, please contact us ahead of your stay at stay@goodneighborguesthouse.com.


CHECKING IN


Check-in is at 3 pm. On the day of your arrival at 3 pm, you will receive an email from Goki with a unique PIN. Once you have access to the building via the Goki app or your PIN, you can check yourself in no matter when you arrive after 3 pm. If you are interested in early check-in, please contact us ahead of your stay and we will see what's possible.


CHECKING OUT


Check-out is at 11 am. Unless you’ve made prior arrangements with us, you will be checked out automatically at 11 am. There is no action required on your part to check out. If you are interested in late check-out, please contact us and we will see what's possible.


SMOKING


Smoking of any kind is strictly prohibited inside guest rooms and common areas both by the hotel and state law. If you choose to smoke on the property, please expect a minimum fine of $250.

PET POLICY


We welcome dogs under 25 lbs to stay with us for an additional $50/night, please call ahead to arrange. If you choose to not pre-register your dog with us ahead of your stay or if your dog exceeds 25 lbs, please expect a minimum fine of $150. 

If you have a service animal, please reach out to us ahead of your stay at stay@goodneighborguesthouse.com so we can make accommodations for your arrival. 


PERSONAL DAMAGES AND ITEMS LEFT BEHIND


guesthouse will not be responsible for any missing valuables or items left behind in guest rooms or public spaces. If we find something that you’ve left after your stay, we will reach out to let you know and can hold the item for up to 7 days.
